Avida Estate operates across four disciplines: buy side representation, sell side mandates, off market brokerage and investment advisory. In each, the objective is the same: to give the client a decision that stands up ten years later, not simply a transaction that closes this quarter. That framing shapes how we work, how we bill and how we select the mandates we take on.
On the buy side we run a small number of active searches at a time. Each search begins with a briefing conversation, moves through a curated shortlist and viewings, and ends with a negotiated offer supported by market comparables and due diligence. On the sell side we build a discreet marketing plan around the seller's timeline and privacy requirements, and we retain the option to run parts of the campaign privately through our own client list.
The off market book overlaps both. When a seller prefers a quiet exit and a buyer is comfortable moving without a public listing, we broker between the two. That segment accounts for a meaningful share of Marbella's top end market and is where much of the real value moves.

Explore Nueva AndaluciaThe first step is a conversation. Twenty to forty minutes on the phone or in person, in the language you prefer. We listen to the brief, ask about lifestyle and timing, and share our first read of the market. There is no pressure to commit at this stage. Many buyers speak to us six to twelve months before they transact.
The second step is a curated shortlist. Once the brief is clear, we send a small selection of properties, some public and some off market, with our own commentary. Where we think a listing is priced ambitiously or a specific plot has a downside we flag it. The shortlist is meant to be honest, not glossy.
The third step is viewings, offer and completion. A senior broker runs each viewing. We negotiate on your behalf with market comparables in hand. Independent lawyers handle due diligence on title, licences, community charges and any planning risk. Completion happens at the notary, typically six to ten weeks after an accepted offer, and we stay in the room until keys are handed over.
